Riyadh's hotel pipeline is expanding quickly under Vision 2030, and international operators are bringing their global standards with them. These are the local conditions that sit alongside the brand manual.

Classification standards sit alongside the operator's standards

Hotel classification in Saudi Arabia is administered by the Ministry of Tourism, and its requirements around room dimensions, facilities and service areas apply in addition to whatever the operator's brand manual specifies. Where the two diverge, it has to be resolved at mock-up stage, not on floor eight.

Civil Defence requirements for a hotel are more demanding than for an office

Sleeping accommodation carries heavier detection, compartmentation, escape and emergency lighting obligations under Saudi Civil Defence and SBC 801. Where a brand standard and the local requirement differ, the local requirement is the floor, and the brand standard is frequently above it. Both are built to.

Guestroom HVAC has to hold up in a Riyadh August

Fan-coil selection, condensate routing and the sealing of the guestroom envelope all have to work at design conditions in the mid-forties, with a facade under sustained solar load. A guestroom that is marginal in April is a complaint in July, repeated across every key on the exposed elevation.

Do you build mock-up rooms?

Yes, and on a hotel we would insist on it. A mock-up room is a complete guestroom built to final specification and reviewed by the owner and the operator's technical services team before the repeat build starts. Its purpose is not presentation — it is to fix the build sequence, the tolerances and the details that will then be repeated across every key. A bathroom waterproofing detail or a fan-coil access panel position that is merely acceptable at mock-up stage becomes the same defect a hundred and fifty times at handover.

Can you work to an international operator's brand standard?

Yes. Operator design and technical standards specify guestroom dimensions and layouts, FF&E and OS&E, bathroom detailing, acoustic performance between keys and to corridors, and the fire and life-safety provisions the brand requires above local code. We build to the operator's manual, and where a standard conflicts with the building as constructed or with Saudi code, we raise it as a technical query during the mock-up stage rather than discovering it on floor eight.

How long does a hotel fit-out take?

The programme has two distinct halves. The first is fixed cost in time regardless of key count: brand standard review, mock-up room construction and operator sign-off, and long-lead FF&E procurement. The second scales with the property: the floor-by-floor repeat build, which runs as a rolling sequence so trades move continuously. Adding keys extends the second half roughly proportionally; it does not extend the first. That is why compressing the mock-up stage almost never saves time overall.

Can you fit out a hotel while it stays open?

Yes. Phased refurbishment of a trading hotel is routine and demanding: it means working floor by floor or wing by wing with sealed containment, separate service routes and lifts for materials and waste, noise restricted to agreed hours, and fire detection and escape routes maintained in the occupied areas at all times. It needs to be programmed and priced that way from the outset, and the operator's revenue plan for which floors come out of inventory when has to drive the construction sequence rather than the other way round.

What is the most expensive detail to get wrong in a guestroom?

Bathroom waterproofing. It is concealed, it is repeated in every key, and a failure appears months after handover in the room below. Tanking, falls to drainage, threshold detailing and the junction between the wet area and the bedroom floor should all be fixed at mock-up stage and then built identically every time. Acoustic separation between keys is a close second, for the same reason — it is buried in the build-up and it cannot be corrected without opening the wall.

Do you handle FF&E and OS&E installation?

Yes, including the logistics, which on a hotel are a genuine part of the problem rather than an afterthought. Casegoods, loose furniture, lighting, soft goods and operating supplies arrive in large consignments that need storage, a distribution sequence matched to the floor-by-floor programme, and protection until handover. The aim is that each room is opened, finished, furnished and closed once.
